1. Acceptance of Terms
By accessing or using Seniors Living Communities (“the Service”), operated by Seniors Living Communities LLC, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the Service. These terms apply to all visitors, families, individuals, and community operators who interact with the platform.
2. Description of Service
Seniors Living Communities is a senior living matching and directory platform. We help families and individuals find senior living communities — including independent living, assisted living, memory care, respite care, and active adult communities — by collecting their care preferences and connecting them with relevant communities in their area.
We provide:
- A searchable directory of senior living communities
- An AI-assisted matching tool to identify suitable communities based on your needs
- Lead generation services connecting families with communities
- Educational content about senior living options and care types
- A business dashboard for community operators to manage their listings and leads
- Enhanced listing profiles and promoted placement options for community partners
How listings are created. Community listings on Seniors Living Communities are compiled by our team from a variety of public and proprietary sources, including but not limited to state and local government licensing records, community websites, publicly available directories, and direct submissions from community operators. Not all listings have been submitted or verified by the community they represent. While we strive to keep listing information accurate and up to date, we make no guarantees regarding the completeness, accuracy, or timeliness of any listing data. We encourage all users to independently verify community details — including licensing, pricing, availability, and services — before making any decisions.
3. Our Role: Connection, Not Advisory
Seniors Living Communities is a connection service. We help families discover and contact senior living communities that may fit their stated needs. We are not licensed healthcare providers, social workers, clinical care advisors, financial planners, or attorneys.
We do not:
- Provide medical advice, diagnoses, treatment recommendations, or clinical assessments
- Recommend specific care levels, therapies, medications, or clinical interventions
- Provide legal counsel, including but not limited to guidance on guardianship, conservatorship, power of attorney, estate planning, or contract review
- Provide financial advice, including but not limited to investment guidance, Medicaid planning, asset placement strategies, or tax planning
- Guarantee that any community will accept a family or successfully serve their needs
- Act as a fiduciary, advocate, or advisor on behalf of any family or individual
- Endorse, recommend, or warrant the quality, safety, or appropriateness of any specific community for any specific family
Families and individuals using our Service should:
- Consult appropriate licensed professionals (physicians, geriatric care managers, attorneys, financial advisors) for guidance specific to their situation
- Independently verify all community information directly with the community before making decisions
- Tour communities in person and conduct their own evaluation before committing
- Review all contracts, agreements, and admission documents with appropriate legal counsel
- Make all care, medical, legal, and financial decisions based on professional guidance, not on information found through this platform
Communities listed on our platform are independently operated. Each community is solely responsible for its own admissions decisions, care delivery, pricing, services, licensing compliance, and family relationships. Seniors Living Communities does not control, supervise, or guarantee the services provided by any community.
4. Lead Consent & Contact
By completing our matching tool and submitting your contact information, you consent to be contacted by senior living communities you select, and optionally by other communities in your area that match your criteria. This contact may be by phone, email, or text message.
You understand that you may be contacted by up to four communities per care type for any single matching submission. You consent to phone, SMS, and email outreach from communities that purchase your lead through Seniors Living Communities. You do not consent to being contacted by communities that did not purchase your lead through the platform.
You may withdraw this consent at any time by contacting us at support@seniorslivingcommunities.com. Withdrawal of consent will remove your profile from the marketplace on a going-forward basis but will not retroactively un-share contact information already provided to communities. You retain the right to opt out of further contact from any specific community at any time, and the community must honor that request.
Contact verification is required before your contact information is released to any community. By providing your phone number, you consent to receive a one-time verification text or call from Seniors Living Communities to confirm your phone number is valid.
5. No Guarantee of Placement or Availability
Seniors Living Communities does not guarantee that any community listed on our platform has availability, accepts your payment type, or is the right fit for your needs. Community information — including pricing, availability, care offerings, and licensing — may be sourced from public records, community websites, direct submissions, or other third-party sources, and may not be current or complete. We do our best to ensure accuracy but make no guarantees. We encourage you to independently verify all details before making any decisions.
We do not guarantee placement, residency, or acceptance at any community as a result of using this service.
6. Medical, Legal & Financial Disclaimer
Seniors Living Communities is an informational and matching platform only. We do not provide medical advice, diagnosis, treatment recommendations, clinical assessments, legal counsel, or financial advice of any kind. Any care type suggestions, budget ranges, or community information generated by our matching tool or shared by our staff are based solely on self-reported information and publicly available data, and should not be interpreted as professional medical, legal, or financial guidance.
All decisions about care, medication, housing, clinical needs, legal arrangements, and financial planning should be made in consultation with qualified, licensed professionals — including but not limited to physicians, social workers, geriatric care managers, elder law attorneys, certified financial planners, and certified Medicaid planners.
Seniors Living Communities is not liable for any decisions made based on information found on this platform or shared by Seniors Living Communities staff. Information provided by our staff during phone calls or correspondence is intended to help families navigate the matching process and is not a substitute for professional advice.
7. How We Earn Revenue (Matching Methodology)
This service is free to families and individuals. We generate revenue by charging senior living communities a referral fee when they purchase a verified lead — a person whose contact information has been verified and who has consented to be contacted. We do not earn commissions based on move-ins, contracts signed, or residency length.
Matching results. Communities are matched to families based on care-level fit, budget alignment, location, and community quality signals (such as ratings and reviews). Matching results are never influenced by how much a community pays us. A community’s spending on enhanced profiles, promoted listings, or lead purchases has no effect on their position or inclusion in matching results.
Listings and directory placement. Communities may pay for enhanced listing profiles (additional photos, detailed descriptions, highlighted amenities) and for promoted placement in our directory and search results pages. Promoted listings may appear higher or more prominently in directory browsing, city pages, and search results. This paid placement applies only to directory listings — it does not affect the AI-powered matching results generated for families who use our matching tool.
8. User Responsibilities
As a user of the Service, you agree to:
- Provide accurate and truthful information in the matching tool and on any forms
- Use the service only for lawful purposes
- Not submit false or fraudulent information to manipulate match results
- Not engage in spam, abuse, or harassment of any kind toward community operators or staff
- Maintain the security of any account credentials if you create an account
- Seek appropriate professional advice for medical, legal, and financial questions rather than relying on information from Seniors Living Communities
9. Reviews and User Content
User-submitted reviews and ratings must be:
- Based on genuine firsthand experience
- Free from defamatory, false, or misleading statements
- Respectful and free from harassment or hate speech
- Compliant with applicable laws
We reserve the right to remove reviews that we determine violate these standards.
For Community Partners
The following sections apply specifically to senior living community operators who maintain listings, purchase leads, or otherwise participate in Seniors Living Communities as a business partner.
10. Community Listing Standards
Communities listed on Seniors Living Communities are responsible for the accuracy of their own information, including care types offered, pricing, availability, licensing status, and contact details. By listing on our platform, community operators represent that they:
- Hold all required state and local operating licenses
- Are in good standing with state regulatory authorities
- Will respond promptly and professionally to inquiries from matched families should they purchase their information
- Will not misrepresent their community’s services, pricing, or capacity
- Will comply with all applicable fair housing and anti-discrimination laws
Seniors Living Communities reserves the right to remove any listing that we believe violates these standards or that generates significant negative feedback from families.
11. Lead Usage & Per-Location Licensing
Leads are sold under a license that is specific to the purchasing community location. The community location identified at the time of purchase is the sole authorized recipient of the lead’s contact information and matching responses. Lead information may not be shared, forwarded, transferred, copied, syndicated, or otherwise distributed to:
- Other locations under the same parent operator, brand, or ownership
- Affiliated communities, partners, or referral networks
- Third-party sales teams, call centers, or marketing services not directly employed by the purchasing location
- Any individual or entity outside the purchasing location’s direct operational control
If a corporate operator wishes to share leads across multiple locations, each location must purchase its own slot for the lead through Seniors Living Communities.
Internal use exception. Lead information may be accessed by the purchasing location’s parent operator solely for compliance, financial reporting, and internal CRM purposes — provided that no follow-up outreach to the family is initiated by any location other than the purchasing location.
Communities that contact a family without having purchased their lead are in violation of these terms and may face account suspension regardless of how the lead information was obtained.
12. Pricing
Lead prices are set by Seniors Living Communities based on factors including but not limited to:
- Care type (assisted living, memory care, independent living, 55+, etc.)
- Urgency indicated in the family’s matching responses
- Specificity of the family’s preferences
- Geographic location and market conditions
- Care needs complexity
- Pre-qualification status
- Slot position (1st, 2nd, 3rd, or 4th community to purchase)
The price displayed at the time of purchase is the price that applies to that transaction. Seniors Living Communities may modify pricing at any time, but pricing changes will not be applied retroactively to completed purchases.
Slot pricing. When multiple communities purchase the same lead, each subsequent slot is priced higher than the prior slot. Specific slot price multipliers are subject to change.
Lock pricing. Locks (exclusive purchases that prevent additional slot sales for a lead) are priced as a multiple of the standard slot price for that lead. Locked leads cannot be unlocked once purchased.
Decay and bundle pricing. Leads that are not sold within their initial promotion window may transition to decay pricing (progressively discounted) and ultimately bundle pricing (sold in groups at a discount). Communities purchasing decay or bundle leads receive the same lead information and license rights as full-price purchasers.
13. Credits
Founding credits. Founding credits are promotional credits issued to qualifying community locations at activation. Unless otherwise stated in writing, founding credits operate as follows:
- Founding credits are issued in installments (typically two credits of $250 each), not as a single combined balance
- Each individual credit expires 30 days after issuance, regardless of whether prior credits in the same installment have been used
- The 30-day expiration clock begins on the date the credit is issued to the location, which may be the activation date or, in the case of pre-launch signups, the date the relevant market goes live with paid advertising
- Credits apply to slot purchases, locks, or pre-qualified lead purchases at the time of checkout
- Credits cannot be combined into a single purchase that exceeds an individual credit’s value (e.g., two $250 credits cannot be combined to fund a single $500 purchase)
- Unused credits expire without refund, transfer, or extension, except at Seniors Living Communities’s sole discretion
- Credits are non-transferable between locations, accounts, or operators
- Credits have no cash value and cannot be converted to currency or applied as a refund
Future credit policies. Seniors Living Communities reserves the right to modify credit policies for new markets, follow-on markets within an existing state, or specific community categories. Credits already issued will not be retroactively modified.
14. Refund Policy
We stand behind the quality of our leads. If you are unsatisfied with a lead purchase for any reason, you may request a refund within the applicable window — no questions asked.
Refund Windows
- Standard leads: 48 hours from purchase
- Pre-qualified leads: 24 hours from purchase
- Locked leads: 24 hours from purchase
Refund requests submitted within these windows will be approved without requiring a reason. Requests submitted outside these windows will not be considered.
Refund Mechanism
Approved refunds are issued as account credit with a 30-day expiration from issuance. Refunds are not issued as cash or returned to the original payment method.
What We Consider Reasonable
While no reason is required within the refund window, the following are examples of situations where a refund request is reasonable:
- Disconnected or invalid phone number (despite verification)
- Confirmed duplicate of a lead the location previously purchased through Seniors Living Communities
- Significant material misrepresentation in the lead’s matching responses (e.g., budget or care needs differ substantially from what was indicated at purchase)
What We Do Not Consider Reasonable
The following are not circumstances that indicate a problem with the lead or the platform:
- The family did not move into the location’s community
- The family chose a competing community
- The family was unresponsive to follow-up calls or emails
- The family was already in conversation with another community when contacted
- The family’s timeline shifted after purchase
- The location was unable to reach the family within their preferred contact window
Abuse Prevention
We offer no-questions-asked refunds in good faith. However, Seniors Living Communities reserves the right to use its discretion if we suspect abuse of the refund policy. Communities exhibiting patterns of frequent or unsubstantiated refund requests — for example but not limited to 3 or more refund requests within 90 days or a refund request rate exceeding 15% of purchases — may have refund eligibility reduced, be removed from active matching, or have their account suspended. We reserve the right to suspend or remove a community from matching at our sole discretion including and not limited to as a result of suspected refund policy abuse.
Seniors Living Communities reserves the right to investigate any refund claim, including by contacting the family directly to verify the dispute.
15. Lead Availability & Notifications
Leads are time-sensitive. Once a lead is verified and matched, it is made available for purchase by qualifying communities. Leads may sell out, be locked by competing buyers, or transition to decay pricing within hours of being matched.
Seniors Living Communities does not guarantee:
- That any matched lead will remain available for any specific time period
- That a community will receive a specific number of leads in any given period
- That leads will match a community’s specific care type, budget, or geographic preferences in any given period
- Any specific conversion rate, response rate, or move-in rate from purchased leads
Communities that have opted into automatic notifications will be notified when a matching lead becomes available. Communities that have not opted into automatic notifications may be contacted by Seniors Living Communities staff regarding matching leads at our discretion, but should not rely on manual outreach as a primary notification channel.
It is the community’s responsibility to respond to lead opportunities within timeframes that meet their own business needs. Seniors Living Communities is not responsible for leads that sell to other communities before a community acts.
16. Account Conduct
By maintaining an account on Seniors Living Communities, the community location agrees to:
- Use lead information solely for legitimate sales outreach related to the community’s senior living services
- Comply with all applicable laws including TCPA, CAN-SPAM, state-level telemarketing rules, and HIPAA where applicable
- Not contact a family more than is reasonable for senior living sales outreach (the community is responsible for honoring family-level opt-outs and do-not-call requests)
- Not share, sell, or transfer lead information to third parties
- Not use lead information for any purpose other than direct outreach for the community’s own services
- Maintain accurate community profile information (location, care types, capacity, pricing, amenities)
- Provide truthful information in any refund disputes or support requests
17. Community Data & Analytics
Communities may, at their option, upload existing lead lists or CRM data to Seniors Living Communities for purposes including but not limited to:
- Automatic deduplication of leads the community already has in their pipeline
- Identification of overlap between Seniors Living Communities leads and the community’s existing prospects
- Generation of supplementary intelligence on existing leads (e.g., notification when a previously contacted family is searching again)
Seniors Living Communities will use uploaded community data solely to provide services to the uploading community. Seniors Living Communities will not use one community’s uploaded data for the benefit of another community, and will not include uploaded data in aggregate analytics that could identify the source community.
Communities retain ownership of their uploaded data and may request deletion at any time. Deletion will be completed within 30 days of request.
Aggregate analytics. Seniors Living Communities may analyze de-identified, aggregated marketplace data (e.g., average sell-through rates, average lead pricing, market saturation metrics) for internal reporting, public-facing benchmarks, and product development. No data identifying specific communities, families, or individual leads will be shared externally without consent.
General Legal
The following sections apply to all users of Seniors Living Communities.
18. Limitation of Liability
Seniors Living Communities provides matching services and verified lead information. Seniors Living Communities does not:
- Guarantee any specific number of leads, lead quality, conversion rate, move-in rate, or revenue outcome
- Verify the accuracy of any claim made by a family in their matching responses beyond contact verification
- Provide any warranty regarding the suitability of any lead for any specific community
- Provide medical, financial, legal, or care-related advice to families or communities
- Provide any warranty regarding the suitability, safety, or quality of any community for any family
To the maximum extent permitted by law, Seniors Living Communities’s total liability for any claim arising from the service is limited to the amount the claimant paid Seniors Living Communities in the 90 days preceding the claim. Seniors Living Communities is not liable for indirect, incidental, consequential, or punitive damages.
Information shared by staff. Information shared by Seniors Living Communities staff during phone calls, emails, or other correspondence is provided as a courtesy to help families navigate the matching process. Such information does not constitute professional advice and should not be relied upon as a substitute for guidance from licensed medical, legal, or financial professionals. Seniors Living Communities is not liable for any decisions or outcomes resulting from such informal communications.
19. Indemnification
Communities agree to indemnify Seniors Living Communities against claims arising from:
- The community’s use of lead information in violation of applicable law
- The community’s outreach to families, including any TCPA, CAN-SPAM, or state-level violations
- Misrepresentation by the community in its profile or in interactions with families
- The community’s services rendered (or not rendered) to a family
20. Account Suspension & Termination
Seniors Living Communities reserves the right to suspend or terminate any account, with or without notice, for:
- Violation of these terms, including the per-location licensing restriction
- Patterns of refund abuse (as defined in Section 14)
- Reports of harassment, aggressive sales tactics, or inappropriate conduct toward families
- Failure to pay for purchased leads
- Misrepresentation of community location, care types, capacity, or pricing
- Any conduct that, in Seniors Living Communities’s sole judgment, harms families, other communities, or the integrity of the marketplace
Upon suspension or termination, unused credits expire immediately and refund eligibility is forfeited. Outstanding payment obligations remain due.
21. Force Majeure
Seniors Living Communities is not liable for service interruptions caused by events outside its reasonable control, including but not limited to changes in advertising platform policies, regulatory changes, internet outages, or third-party service failures.
22. Changes to Terms
We may modify these Terms at any time. Changes will be posted on this page with an updated “Last updated” date. Your continued use of the Service after changes are posted constitutes acceptance of the revised Terms.
