For senior living communities
Matched families.
Not mass leads.
Families tell us their story in their own words. Our matching reads 27+ signals — care needs, budget, timeline, lifestyle — and sends each family to the few communities that truly fit. Never more than four. Never influenced by payment.
How a family becomes your lead
The family, in their own words
“Mom got out twice last month. We can’t keep her safe at home any longer — we need someone who truly specializes in this.”

Matching is never influenced by payment model, plan, or commission — fit is the only ranking.

The matching engine
Anyone can pass along a name. We collect the story.
Our matching tool invites families to write — what a great day looks like for Mom, the medical concerns that worry them, why now. Most families do. Those answers, plus structured signals across care, budget, timeline, health, and lifestyle, decide which communities fit. The result: fewer leads than a blast list, and far more move-ins per conversation.
Unbiased by design: matching runs before and independent of any payment decision. No community can pay to outrank you — and you can't pay to outrank anyone else. Families get the right fit; you get families who actually belong at your community.
The head start
We do the qualifying. You give the tour.
By the time a lead reaches your team, the screening is already done. Four things happen before your phone ever rings:
- 1
Intent is verified
Before a family ever appears as a lead, they confirm by SMS or automated call that they are actively searching.
Less time qualifying inquiries that were never real.
- 2
They choose you
Families review their matches — the highlights that fit their needs and why — and consent to hearing from each community individually. You’re never pulled off a list they didn’t see.
Your first call is one they asked for.
- 3
We call the family first
After a family selects your community, we place a courtesy call — confirming their details and letting them know you’ll be reaching out.
The family knows a call is coming — a warmer start for your team.
- 4
Your opening is prepped
The lead packet lands with an AI brief, the family’s own words, conversation tips — and an intro line that tells the family how you found each other.
Start the conversation already knowing their story.
Your intro line — included in every packet
“Hi Sarah — we were matched with your family through Seniors Living Communities. We've read what you shared about your mom, and we think we can help.”
The family may not remember your community's name yet — but they know a well-matched community is calling, and why. One sentence closes that gap.
The lead packet
This is what arrives when a family chooses you.
Far more than a name and a phone number — a two-page brief your sales team can act on in the first five minutes, with the family's answers in their own words whenever they share them (most families do). Every auto-accepted lead comes with one, in your inbox and your dashboard.
An AI-written summary of care needs, urgency, budget, and family context — quoting the family directly when they share their story
A “why they fit you” match statement — her answers weighed against your amenities, care programs, and story — plus how to open the first call
Contact details verified by SMS or automated call — plus a courtesy call so the family expects you
Already in your CRM? A rejection link rides along in the packet and email — good for 2 business days, no commission charged
Not just leads — business intelligence: anonymized feedback from touring families and market insights for your area, right in your dashboard

How it works
Three steps between you and a move-in
No upfront cost, no subscription. The lead, the packet, the tour, the conversation — all free until a family actually moves in.
A family chooses you
They share their story through our matching tool, verify their intent by SMS or automated call, and consent to hearing from your community. We even place a courtesy call so they expect you.
Auto-accept claims the lead
The lead packet lands in your inbox and dashboard instantly, contact details included. Recognize the family? One click rejects the lead within 2 business days and the claim is released — no commission, no questions.
Welcome them home
Then pay a flat rate by care type and market, from the rate card you saw before signing — due net 30 from invoice date. No move-in, no invoice. Ever.
The key terms, up front
Standard agreement, e-signed in your browser — or bring your own terms.

Tell us which care types you serve, cap how many leads you take a month, and set a minimum match score. From then on, qualified families are claimed for you the moment they consent — no racing to the dashboard, no missed leads on weekends.

Your listing
Matched families arrive knowing why you fit.
When your community is matched, the family sees your best highlights and — more importantly — why your community fits their specific needs, before they consent to hearing from you. That first call starts with a head start no cold search can give. You control every inch of your profile from the dashboard: the richer the story, the warmer the call.

The bar
Not every community qualifies. That's the point.
Families trust our matches because every community on the platform clears the same bar. That trust is what makes a matched lead answer your call — being listed tells families you've already been vetted.
State licensed
Current, verified state licensing for every care type you list.
Established reviews
A real Google presence with a meaningful review history — not a fresh page.
Positive Google rating
Clears our minimum rating threshold — a strong reputation with the families you already serve.

Matched marketplace vs. traditional referral service
Their leads were sold to you. Ours chose you — and we show you why.
| SLC | Traditional referral services | |
|---|---|---|
| How leads reach you | Matched on 27+ signals to at most 4 communities | Often blasted to every community in the area |
| What you learn about the family | Full packet — their story in their own words, AI brief, conversation tips | Advisor-relayed notes — context gathered about the family, not words they chose to share with you |
| Before your first call | The family chooses your community from their matches, then gets a courtesy call to expect you | Families may not know who has their number |
| Cost per move-in | Flat rate by care type and market — published before you sign | Often $3,000–$7,000, and rates may vary by community |
| Steering risk | None — matching is independent of payment | Variable commissions can influence referral priority |
| Duplicate protection | Reject within 2 business days at no cost | Dispute processes vary |
The alternative — Pay Per Lead
Prefer to pay upfront, per lead?
Skip the commission entirely: browse the marketplace and buy individual leads at a fixed price (typically $100–$295). Same matched leads, same verification, no contract — and you can mix models freely, lead by lead.
Start with $500 in free lead credits
Two credits worth up to $250 each when you create your account — Pay Per Lead only.
How slots, locks, and lead pricing work
Get a slot
Buy non-exclusive access — up to 4 communities can work the same lead. Lowest price.
Lock it
Close the lead to new buyers — nobody can purchase after you. Costs more, ends the race.
Pricing
Set by care type, timeline, and intent score — you always see the exact price before buying.
Frequently asked

Commission & joining
What does it take to be listed?
Every community on the platform is state-licensed, has an established Google presence with reviews, and clears our minimum rating threshold. We verify licensing and review standing before your listing goes live. That bar is why families trust our matches — and why matched leads convert.
What are your commission rates?
Flat rates by care type and market — the same rate card for every community, published before you sign anything. Rates reflect cost of living in each market and are often substantially lower than traditional referral services. You can also negotiate individual contract terms if you prefer your own.
When exactly do I pay?
Only when a family actually moves in, within the attribution window in your agreement. Leads, tours, and conversations cost nothing. Payment is due on the schedule in your contract after you report the move-in.
What if a lead is already in our system?
Reject it — no commission is charged. Auto-accepted leads include a one-click rejection link in the email and lead packet, good for 2 business days. After that window, you can still file a dispute for review from your dashboard.
Do I have to accept every matched lead?
No. Auto-accept is optional and configurable — set the care types you serve, a monthly cap, and a minimum match score, or turn it off and review each lead manually. You can change your settings anytime.
Pay Per Lead
How does Pay Per Lead differ from commission?
Pay Per Lead means buying individual leads upfront at a fixed price instead of paying a commission at move-in. You browse the marketplace, preview each lead, and buy only what you want — no contract, no minimum. Lead quality, matching, and verification are identical on both models, and you can mix them per lead.
How do the free credits work?
New accounts get two credits worth up to $250 each ($500 total). Credits apply to Pay Per Lead purchases only, one per purchase; if a lead costs more than $250, you pay the difference. They expire 30 days after account creation.
Does my payment model affect which leads I see?
Never. Matching runs on 27+ signals — care needs, budget, timeline, location, intent, lifestyle — and is completely independent of how you pay. There is no pay-to-rank and no steering, on either model.
The next family could be matched this week.
Apply free, build your profile, and turn on auto-accept. Your first dollar is due only after a family moves in — and every family who calls will already know why you fit.
